Domestic Refurbishment, Edmonthorpe, Leicestershire

A derelict former farm house which the owners required completely updating and modernising to today’s standards. Significant works were undertaken by gutting the property back to it’s shell.

Eaton Grange, Grantham, Leicestershire

20 week programme for alterations to Eaton Grange to include internal alterations and conversion, amendments to external stonework, a replacement boiler and heating system, associated electrical work and drainage

At the outset the project was anticipated to be a straightforward alteration to the ground floor, garage and utility room to form a games room and new utility room, boot room and extended external entrance hall. It also involved the alterations to the first floor bedrooms to form two new bedrooms, bathroom, dressing room and a store room. In addition, the client wanted a replacement boiler and improvements to the heating system and hot and cold water services. The external hard standing was to be replaced by gravel and York Stone paving.

Work started according to a time and schedule agreed by client and contractor.

Once on site, whilst demolition was in progress, asbestos was found within the garage staircase causing delays of two weeks whilst specialist contactors were employed to dispose of the hazardous material. Work continued according to schedule in other areas of the build.

Once demolition was complete and the foundations to the front garage dug, an old concealed well was discovered. Following an engineers report, it was recommended that the well be filled and the foundations reinforced creating a further delay to the project of approximately two to three weeks during which time, man power was deployed to other areas of the build.

Works continued to schedule until during the knocking through of new doorways a problem in the door height revealed a need for new steel RSJ lintels to be cut into the roof and fitted externally by the taking off and replacing several roof tiles.

Despite delays due to unforeseen circumstances at various points during the build, the client was fully satisfied with the quality and standard of work. In particular the client was delighted with the quality of the joinery i.e. kitchen units, work tops, cupboards to boot and utility rooms, vanity unit in the bathroom, shelving in the store room, architrave and dado rails and skirting which were all made by Denman’s own workshop. The project has since been put forward for a building award.
